St. Louis’ Broadway Tower to Finish $18m Renovation in November

St. Louis’ Broadway Tower is one of the largest office buildings in the downtown area and it’s getting a major upgrade.

The tower, located at 100 N. Broadway was constructed in 1977 and has 21 stories and 510,202 square feet. Last week, the project’s first new tenant signed on. 

Larson Capital Management, which is renovating the building, will move its headquarters there “early next year,” reports the St. Louis Business Journal. The Larson Capital Opportunity Zone Fund I bought the building in early 2020 for $19.9 million, and decided to spend nearly as much renovating it as purchasing it.

At the time of its sale, Broadway Tower was only 45 percent occupied by tenants. But the new upgrades are expected to significantly raise that number. Currently, Trivers Associates Architects is a tenant and is designing the renovations.

The general contractor is Paric Construction.

At the front and center of the renovation project is the glass wall atrium lobby of the building. It used to feature “greenhouse-like” windows that are being replaced with “modern gray terra cotta panels.”

As St. Louis Business Journal reports, the footprint of the atrium, which is two stories, will be renovated to include space for a sidewalk cafe and a second-story balcony over it. There will also be a new walking track on the second story of the atrium that will overlook the lobby.

Additionally, “modern amenities” that will take advantage of the buildings view of the iconic St. Louis Gateway Arch will be added. The building also has views of Busch Stadium and is close to the Old Courthouse and Kiener Plaza.

“It’s great to see the building come back alive again,” said president of Larson’s real estate arm, Kelly Eisenloeffel. Last week, Eisenloeffel toured the building with St. Louis Mayor Tishaura Jones.

“I know that everybody doesn’t go downtown very often, but there’s an energy about being downtown and being in that very urban area that you don’t forget when you were there 20 years ago — you don’t forget it and you want it to come back. And so that’s what our commitment is,” Eisenloeffel said.
